Valve repair covers the shut-off valves throughout your home — the main shut-off, the angle stops under sinks and behind toilets, and outdoor hose bibs — because a valve's whole job is to turn when you need it to. Valves that sit untouched for years seize, weep, or spin without closing, and you usually discover that at the worst moment. We repair what's serviceable and replace what isn't.

How you know it’s time
A shut-off valve won't budge by hand
A valve that needs pliers, or won't move at all, has seized internally. Forcing it can snap the stem.
The handle turns but water keeps flowing
Old gate valves fail internally: the handle spins, but the gate inside no longer drops. The valve looks fine and does nothing.
Crust or green-white buildup on the valve body
Mineral and corrosion deposits on an angle stop or hose bib mean it's been weeping slowly — a fair prediction of how it will behave when turned.
An outdoor spigot that drips no matter what
A hose bib that won't fully close wastes water around your foundation; the seat or washer inside is worn past adjustment.
When to make the call
The best time to deal with valves is when nothing is wrong — that's not a sales line, it's how these fittings work. A seized angle stop is a non-event on a quiet Tuesday and a real problem the day a supply hose lets go. Twice a year, gently try your main shut-off and the stops under your sinks; anything that resists, weeps, or spins freely goes on the list. Bundling valve work into plumbing you've already scheduled adds little to that visit and spares you a separate one.

Inland, the Floridan aquifer's mineral-heavy water leaves calcium deposits inside seldom-used valves until the stem cements in place — why so many angle stops in Riverside, San Marco, and Murray Hill haven't truly turned in decades. At the beaches, salt air works from outside: hose bibs in Jacksonville Beach, Atlantic Beach, and Fernandina corrode visibly faster than the same fitting inland. We fit coastal homes with brass rated for the environment and lean toward quarter-turn ball valves everywhere.

Why won't my water shut-off valve turn?
The valve has almost certainly seized from mineral deposits or corrosion after years without use — the normal fate of valves in Florida's hard aquifer water. Don't force it with a wrench: a seized stem can snap, turning a stuck valve into a leaking one. If gentle hand pressure won't move it, it needs service.
Should I repair or replace an old gate valve?
Replace it, in almost every case, and with a quarter-turn ball valve rather than another gate valve. Gate valves fail internally as they age — the handle turns while the gate does nothing — and no rebuild beats the cost of a modern replacement. Ball valves seal more reliably and handle mineral-heavy water far better.
How much does it cost to replace a shut-off valve?
The price depends on which valve and what's around it: an accessible under-sink angle stop is quick work, a main shut-off takes longer because water must be isolated at the meter, and corroded or cramped spots add time. We give a free estimate and an upfront written price first; one visit covering several valves beats piecemeal calls.
Why do outdoor faucets corrode so fast near the beach?
Salt in the coastal air settles on outdoor metal and speeds corrosion, so hose bibs in Florida Beach, Atlantic Beach, Neptune Beach, and Fernandina wear out faster than the same fitting inland. Near the coast we install brass suited to the environment — not immortal, but it meaningfully stretches a spigot's life.
Should I replace old valves during other plumbing work?
Yes, when a valve is already showing its age, because the water is off and access is open anyway, so the added cost is small. Swapping a crusted angle stop during a faucet or toilet installation is the cheapest that valve will ever be to replace. Some valves are genuinely fine, though — we'd rather leave those alone than sell you a part.
