What Aventura’s houses do to their pipes — and what we do about it
Aventura is vertical. A unit's plumbing is only half the story; the other half is the building's — shared drain stacks, risers, booster pumps and shut-off valves that belong to the association. Knowing where a unit repair ends and the building's responsibility begins saves owners money and arguments, and we coordinate with management on access, freight elevators and shut-off scheduling as a matter of course. Water heaters in Aventura condos live in tight mechanical closets, often above finished ceilings; replacing one is a careful job with a drain pan and a leak sensor, not a swap.
The buildings span the 1970s through the 2000s. Older towers along Biscayne Boulevard and Country Club Drive can still have original galvanized branch lines inside units, and the tower stacks themselves are a topic for the board. Salt air off the Intracoastal and the ocean corrodes exposed fittings, heater connections and anything on a balcony. Hard Biscayne-aquifer water scales heating elements and tankless exchangers. And Aventura's low elevation means drains feel king tides and heavy rain; a slow drain in a ground-floor unit is not always the unit's fault, and a camera tells the difference.

Can you replace the water heater in my high-rise unit?
Yes. Condo heaters sit in tight closets, sometimes above finished ceilings; we fit a drain pan and a leak sensor, coordinate the shut-off with the building, and take the old unit out with us. If the building requires a permit or an association form, we handle it.
Is the problem my unit or the building?
That is the first question we answer. Shared stacks, risers and pump systems are the association's; the branch lines and fixtures in your unit are yours. We say plainly which it is and put it in writing, so you are not paying to fix what the building should.
How fast can you reach Aventura from Broward?
Aventura is a short run down I-95 or Biscayne from Cooper City, and we are in north Miami-Dade most days. You get an honest window when you call rather than a promise; we do not quote arrival times we cannot keep.
